Homes in Gainey Ranch
Gainey Ranch developed from the mid-1980s into the 1990s, with single-family homes, patio homes, townhomes, and villas, largely in Mediterranean, Santa Fe, and Southwest contemporary styles. Original windows and sliders from that era are often aluminum or early dual-pane units with failing seals and worn hardware.
The look: Resort-style and low-scale: contemporary Southwestern homes with smooth stucco and roofs concealed behind clean parapets, set along golf fairways, lakes and tall palms.
Heat, sun & monsoon considerations
Lake and golf-course lots often have large rear glass facing open space, which can bring strong afternoon sun. Low-E glass and good shading make those rooms much more usable in summer.
HOA, permits & approvals
Gainey Ranch has a master association (GRCA) plus many satellite (sub-) associations. Per the GRCA's architectural page, any change that alters a home's exterior appearance needs an Architectural Committee Application, with plans, before work starts. Both the GRCA Architectural Committee (consulting architects) and your satellite association's committee must approve. The GRCA charges a processing fee, and it is authorized to charge a $450 penalty for work started before approval and may require unapproved work to be removed.
For windows, the GRCA's Window Replacement Form asks for:
- The contractor's name and ROC license number
- Manufacturer, frame material, frame color, glass type or tint, the Low-E specification, and the number of windows
- Clear photos of every window being replaced, including the frame
- The window specs or brochure, a photo or sample of the frame color, and a glass sample
- An elevation drawing or marked-up photos showing all replacement windows
- A copy of the applicable City permit
The form also says all visible elevations must keep a consistent appearance, reflective, mirrored, or non-approved glass is prohibited, and association approval doesn't replace city permits or inspections. On the city side, Scottsdale's Home Improvement page lists replacing windows (other than just the glass) under a Minimum Window/Door Permit. Attached homes or villas may have association-controlled exterior windows and doors, so read your satellite association's documents too. Requirements vary by association and change over time, so get a copy of your current design guidelines and submit before you order.
Views & glass choices
Golf, lake, and McDowell Mountain views are common; clear Low-E glass and slimmer frames help.
